We in the industry use a lot of acronyms when we are showing property or space and many of our clients really don’t understand what we are talking about and seem to be afraid to ask. I found that in leasing to new or start up companies that a brief glossary of terms is really helpful and few landlords seem to take the time to really explain what these terms mean to their tenants. |

A 1031 Exchange, also known as a Like Kind Exchange, is a way of structuring a sale of certain kinds of property so that the seller’s profit or gain is not currently taxed. Instead, the property that is sold is replaced with another “like kind” property. If the transaction is properly structured, the seller’s profit or gain is deferred to a future date. |

Understanding Today's Retail Market |

There is a new revival in the small to medium size retail properties market across the country. Properties in 3,000 to 75,000 square foot size that do not have a major anchor in their group fit into this category. Owners are finding it much more cost effective to add a new façade to their 70’s and 80’s era neighborhood properties than it is to try and develop a new property from the ground up. |
